# 9bhk.app

9bhk is a whole-property marketplace for private farmhouses, beach houses and villas. Public inventory requires at least three bedrooms and staff publication approval.

## Product facts
- Property specifications are host-provided. A listing is labelled Verified only when a staff review of its evidence is recorded.
- Reservations use server-priced, expiring date holds before Razorpay checkout.
- Confirmed payment means the server reconciled a captured gateway payment.
- Refund and payout requests show their recorded processing status. Checkout is not itself an escrow arrangement.
- Quotes itemize stay, cleaning, configured taxes/service fees and any refundable deposit.
- Reviews are tied to completed stays and require publication approval.
- Group planning and messages require authenticated, scoped membership.
